Now what has happened is not all bad. There is some good to it.

MY LIFE IN CARROLL COUNTY AND THE APPROACH OF LANDMEN.
As most of you know that Carroll county was one of the first counties to get drilled in this massive drilling operation in Ohio. At one time and I believe it still is true. Carroll county has more oil and gas wells than any other county in Ohio as of 2023.
It all started back in 2013. When a fellow by the name of Andrew Blocksom, his company Patriot Energy Partners (google him, he’s in some lawsuits for fraud and misrepresenting) approached my parents to lease their land.
As my parents told me he was looking to help the farmers and landowners to lease the land in doubts that there was any real value to the oil and gas under there land.
My parents state that he acted like he was doing them a favor by giving them $10/per acre per year to lease the oil and gas rights in the ground. We are led to believe that most oil and gas is in the Middle East. Not directly under your feet on your farm.
Seemed like a good deal since there was no drilling going on at the time and who would have thought that Ohio was polluted with oil and gas 5000ft below the surface.

I remember talking to my parents about this lease briefly and they had made the comment to me that they think there is a seem of oil and gas that is 100-200 feet thick that they may drill into. At the time seemed like a reasonable thing to believe.
The landmen will tell you anything to get you to sign the lease. Once its signed, bye-bye.
ONE YEAR BEFORE THE LEASE IS TO EXPIRE
Timing is everything not only with leases but with many things in life.
My parents get a letter that they are going to be part of a well. I remember my parents talking to me about it and all of us being really excited about it. Thinking we are going to be the next Beverly Hill Billie’s.
But the rood awakening had just begun!
I understand that money doesn’t and can’t make you happy, I get it. But when you sign a lease thinking it was in your parent’s best interest and find out that your parents got screwed, you soon start to think that the oil companies are evil.
The oil companies are not evil, they are just in the business of making money from oil and gas. Which if I was in the oil business would probably be doing the same things they are doing.
I’m not in the oil business though, I’m on the landowner’s side.
Once the lease is signed there really is no way out, so do it right first and you won’t have to worry.
HOW MUCH OIL AND GAS IS UNDER US
If you look at the logs of the drillers on the ODNR.gov website, you can see that the Utica, Marcella shell layer is not 100-200 feet thick but its 1 mile thick!
Yes, A 1-mile-thick layer of rock that holds oil and natural gas. THAT IS A LOT OF OIL AND GAS!
Quite a bit more than the 100-200 feet the landmen had told my parents.

The important things in the lease are percentages, upfront money, what they are drilling for, and the number one thing that hurt my parents and I mean millions of dollars is this one little thing that you wouldn’t think would be a big deal.
But it is the single most important thing in the lease.
Otherwise, if you leave this piece in the lease, you also will be dealing with the short side of the stick wondering where all the money is.
You see the money they give you upfront is not that big of deal. If they give you $10/acre or $7500/ acre it doesn’t really matter. Do you want to know why?

If my parents knew this they would be making an extra $20,000-$30,000 per month on their lease.
Why am I charging $99.99 for it?
Well if you asked an attorney for help they would charge $150-$400 per hour.
My parents had an attorney look at the original lease and said it all looked good.
Well they were WRONG.
How many attorney’s do you think that they have actual land that is leased to the oil companies?
Do you think they know what they are talking about when it comes to payments and what to expect, they may act like it but they don’t know.
If the attorney’s knew what the lease actually was then my parents would be making 3-4 times the amount of money from the well.
Unfortunately, the attorney’s didn’t help my parents and many other farmers that we have spoken to about this issue.
If someone had information that would triple to quadruple the money you can make don’t you think that would be worth $99.99?

They have been doing this oil and gas lease business for a very long time, what’s the saying “this isn’t their first rodeo” but for most of us, this is the first time of being approached by oil companies waving lots of dollars in your face to just sign this lease that will be beneficial to both parties.

OIL COMPANIES HAVE BEEN DOING THIS FOR A LONG TIME
The oil companies know who they are dealing with and most of us fall into the category of good people who trust what others tell them.
I know what type of people my parents are. They are good hard working people that trust people and what they say, I guess it is just the way they were raised in the country.
But after they have been seen and dealt with the lease they signed, they would tell you don’t trust what the oil companies tell you. My dad has stories for days about the discussions he had with these oil company employees, and they are not good.

How much do my parents get for their oil lease per month?
I can tell you what my parents average per month and its anywhere between $2000-$7000 per month. Some months are more or less, and the oil companies do send a letter with the check showing the production from the wells.
They also show you on the paper the one thing that they keep, and you should be getting.

That is the frustrating part and why I wanted to make a website for landowners like yourself to not make the same mistake as my parents did 10 years ago.
SOME LANDOWNERS ARE HAPPY, MOST GET ANGRY IF YOU ASK THEM ABOUT THIS, MINE ARE BOTH HAPPY AND ANGRY. JUST DON'T ASK ABOUT WHAT THEY SHOULD HAVE DONE.
Some landowners are ok with getting there check that the oil companies give them because they don’t understand the paper that is sent to them with production numbers.
Often you hear them say, “Well its better than nothing”. I would agree it is better than nothing, but the oil company is literally stealing from you with the amount of money they are getting per month to the amount they are giving you the landowner.
For example, One of the wells my parents are in produces over $1,000,0000 dollars a month in oil and natural gas. My parent’s check is on average $2,000 – $7,000.
This equals less than 1% of the well proceeds are given to the landowner. How is this possible? I explain it all in the digital download.
CONFUSING THE LANDOWNERS WITH SPREADSHEETS AND NUMBERS ON THE REPORT
It can be confusing reading the production reports, my parents who are now in their 70’s have no idea what the reports mean with numbers here and letters there.
I can read them it just took some time to figure out what everything meant. That is where I found the huge problem with the lease they signed. You can change this to your advantage.
THE OIL COMPANIES WILL SIGN YOUR NEGOTIATED LEASE AND YOU WIN
My parents as of January of 2023 still had a couple acres left unleased. I told my parents only sign the lease if they agree to this.
My mom said she would ask the landman. The landman responded with a “I don’t think they would agree to what you are asking at the percentage you are getting.” The lease was for 20% of the well production.
So, as you can see the oil companies have told these landmen this is what we need you to have the landowners sign. There is a little wiggle room, but its all in the wording of the lease.
A couple days go by and my mom calls and said they agreed to the new lease with the specific request, which in the long run will triple the amount of money they would have otherwise gotten.
It was a simple and easy request that you can also do to get 3-4 times the money that you would typically get.
